Grand Dunman sits along Dunman Road in District 15, between the Geylang River to the west and a low-rise landed housing enclave to the south, on the former Dunman View site. Dakota MRT (Circle Line) is a 2-minute, 180-metre walk from the development, and the Circle Line’s final loop, completed in 2026, added a direct connection through to the CBD without needing to change lines via Promenade or HarbourFront.

What’s changing in the neighbourhood

Several government rejuvenation projects sit within a short distance of Grand Dunman. Dakota Crescent, one of Singapore’s oldest public housing estates, is being redeveloped with new public housing while retaining familiar landmarks such as the Dove Playground. Paya Lebar Central and Geylang Serai are being developed into a larger commercial and community hub, and Mountbatten Community Centre is being upgraded to serve the growing residential population. New MRT stations at Katong Park, Tanjong Katong, Marine Parade and Marine Terrace add further connectivity along the East Coast, and East Coast Park itself has been undergoing improvement works, including the reopened Rainforest Cove and a new cyclist park.

Views & Orientations

Seven blocks, three outlooks: the river, the pool, and the landed enclave

Grand Dunman’s seven blocks are laid out in three clusters across the site: Block 2 (the Grand Collection) sits closest to the Geylang River on the western edge; Blocks 6 and 8 front Dunman Road to the north; and Blocks 10, 12, 16 and 18 wrap around the eastern and southern edges, closest to the low-rise landed housing enclave. Three separate unblocked sightlines have been identified from the site: towards the sea and East Coast Park (two vantage points, roughly northeast and east), and towards the Geylang River and Kallang Basin (northwest). The surrounding neighbourhood is capped low, 2-storey bungalows and semi-detached houses immediately to the south, a 2-4 storey shophouse-and-condo cluster and a 4-storey ex-army camp to the northwest, and an 18-storey HDB block further north, so most of Grand Dunman’s own 18 storeys clear the immediate skyline.

Why higher floors matter for the outward views

View quality is estimated at three reference heights: roughly 30m (about the 9th floor), 50m (about the 16th floor) and 80m (about the 27th floor, above Grand Dunman’s own 18-storey roofline, used for illustrative comparison). For Blocks 6 and 8, the estimate is that even the 30m mark already clears the immediate rooftops facing Dunman Road, with the outlook opening up further by 50m. For Blocks 10, 12, 16 and 18, the same three heights are used to illustrate the view towards the landed enclave and East Coast Park, and for Block 2, the illustration is a view from the balcony towards the Kallang direction. In practice, this means the site’s low-rise surroundings make an open outlook achievable well below the top of the building, not just from the highest floors.

The Grand Collection’s 270-degree glass frontage

Block 2’s 4 Bedroom and 5 Bedroom Grand units are described as carrying full-height glazing across the living areas and bedrooms, marketed as a 270-degree view, on both the west-facing (river/city) and east-facing (pool/landed) stacks. This is a Grand Collection feature rather than one that extends to the six Luxury Collection blocks, which use standard window openings instead.

83 named layouts in fifteen price bands, from a 452 sqft 1 Bedroom to a 3,068 sqft 6 Bedroom Penthouse

Grand Dunman’s 1,008 units split into fifteen bedroom-count categories across two collections: the six-block Luxury Collection (Blocks 6, 8, 10, 12, 16, 18) and the single-block Grand Collection (Block 2), plus a ten-unit Penthouse collection at the roof of four different Luxury blocks. A few naming conventions repeat throughout the unit mix tables: a “-PES” suffix marks a 1st-storey unit with a Private Enclosed Space (an elevated, landscaped private garden or patio in place of a standard balcony); a “-H” suffix marks the 18th-storey unit in that stack, which gets a taller 4.7m living/dining ceiling and is correspondingly larger; and “(M)” flags a mirrored version of the same layout, common where a unit type repeats across more than one stack.

The standard 1 Bedroom type comes in two layouts, both with a dual-entrance bathroom: 1BR1 (stacks 19, 22, 39, facing north/northwest towards Dunman Road) and 1BR2 (stacks 30, 37, an open northwest view). The difference between them is mostly in the entrance, aircon ledge and living-room length, but the kitchen in both runs along the walkway, leaving room for a proper dining area. Separately, stacks 33 and 43 carry a standalone 1 Bedroom PES type only at the 1st storey (549 sqft), directly below what becomes a 2 Bedroom stack from the 2nd storey upward. Where the study sits is the main difference

1BR S1 (stacks 20, 29, 46) is laid out so the study can be converted into a larger bedroom; 1BR S2 (stacks 12, 21, 38) keeps the study as a separate, private room, big enough to fit a single mattress at around 2.5m long. Both face north or northwest towards Dunman Road. A further four 1st-storey-only PES layouts covering six units (1BR S3, 1BR S4 and 1BR S5 at 592 to 603 sqft in stacks 51, 58, 26 and 15, and 1BR 3 at 549 sqft in stacks 33 and 43) are all inward pool-facing, elevated for privacy, and vary mainly in the study’s exact location and orientation.

An efficient dumb-bell layout in two mirrored forms

2BR1 (stacks 42, 50, 59) and 2BR2 (stacks 33, 43, 51, 58) both use a “dumb bell” layout, bedrooms at opposite ends of the unit with the living and dining space between them, at a width similar to the showflat unit. 2BR S1 (stacks 47, 54, 55, 62, south-facing towards the landed enclave) is the showflat type, and its study is potentially convertible into an ensuite bedroom. 2BR S2 and 2BR S3 (stacks 16/34 and 15) keep the study separate, sized to fit a single mattress, and make fuller use of the entrance walkway. Grand Dunman’s Dual Key units let the studio component be walled off with its own entrance, useful for a tenant, extended family, or home office, while the main unit is used separately, and either half can convert its studio into a second ensuite. Stack 31 (721 sqft) is a corner unit facing Dunman Road to the northwest, with a hidden aircon ledge and full-height glass in both bedrooms. Stack 26 (775 sqft) gets a premium combined pool-and-pocket-landed view facing south.

Three tiers of penthouse, and the only 6 Bedroom unit type in the development

All eight penthouse layouts sit under a 4.7m living/dining ceiling with a strata void built in. The four 5 Bedroom penthouses without a private lift (PH-1 to PH-4, 2,336 to 2,433 sqft, at the “middle” stacks) mostly carry a junior master and 4 bathrooms plus a WC, except PH-2, which has 3 bathrooms and no junior master, the main difference across all four being balcony and kitchen-foyer area. The two 5 Bedroom penthouses with a private lift (PH-5 and PH-6, 2,659 to 2,756 sqft, at the corner stacks) get a noticeably larger master bedroom with a walk-in wardrobe and a wider frontage than the non-private-lift types; PH-6 adds a fourth bathroom that PH-5 doesn’t have. Master bedroom wardrobes come with internal lighting across all three tiers, in a mirrored or glass-panel finish depending on unit type; common wardrobes for second and third bedrooms are laminate-finish. Master bathrooms use a distinct Gessi colour code (726) from the rest of the home’s fittings (colour code 180), and the Grand Collection’s master bathrooms add a steam room and, in the 5 Bedroom Grand type, drawer storage and a marble ledge inside the shower area. Grand Dunman organises its facilities into four themed zones, The City Life, The River Life, The Nature Life and The Grand Life, spread across the site’s landscaped grounds between the seven blocks, plus two dedicated clubhouses: the Jewel Clubhouse (near the Luxury blocks, closest to the main entrance) and the Pool Clubhouse (in the central pool zone). Inside the Pool Clubhouse (3 storeys)

The 1st storey holds the toilet, changing room, sauna and a handicapped toilet. The 2nd storey carries Pool Function Rooms 1 and 2, the Pool Yoga Lawn and the Pool Lawn itself. The 3rd storey, reached via a terrace ramp, is given over entirely to the Grand Gym.

Inside the Jewel Clubhouse (3 storeys)

The 1st storey is a plaza with 5 retail shops and a communal/handicapped/female/male toilet. The 2nd storey holds Jewel Function Rooms 1 and 2, a family toilet, the Jewel Garden Patio, the Jewel Library, a viewing deck and the Jewel Lawn. The 3rd storey adds Jewel Function Room 3, a karaoke/music room, and a golf simulator/games room.

Grand Dunman is developed by Grand Dunman Pte. Ltd., a joint venture between SingHaiyi Group and CSC Land Group. Unlike a single-developer project backed by one balance sheet, Grand Dunman’s scale (1,008 units across seven blocks) is underwritten jointly by two established developers, each bringing its own track record to the project.

The Dunman Road site was put up for tender under the Government Land Sales programme and awarded in mid-2022, with the winning joint bid from SingHaiyi Group and CSC Land Group coming in at around $1.284 billion, or roughly $1,350 per square foot per plot ratio (psf ppr). URA launched the parcel for tender on 14 March 2022, the tender closed on 2 June and the award was announced on 14 June 2022, to Sing-Haiyi Jade Pte. Ltd. at $1,283,888,998, which URA records as $14,536.62 per square metre of gross floor area. The site’s 99-year lease was formally constituted on 12 September 2022, and the project launched for sale in July 2023.

Which unit types come with a private lift?

Type 4BR L, Type 5BR L, all three Grand Collection types (3 Bedroom Grand, 4 Bedroom Grand and 5 Bedroom Grand), and four of the eight Penthouse layouts, PH-5 through PH-8, covering five of the ten Penthouse units. In every case the lift opens into the unit’s own lobby, which is counted inside the stated strata area: a Type 4BR L is 1,432 sqft of which 4 sqm is that lobby. The strata area of an -H unit includes a void over the living and dining area, which lifts the ceiling there to 4.70m against 2.80m on every floor below, with bedrooms, kitchen and bathrooms unchanged at 2.80m and 2.40m. A Type 1BR 1-H is 581 sqft against 452 sqft for the Type 1BR 1 beneath it, and 12 sqm of that difference is the void. On a Type 5BR G2-H the void runs to 34 sqm. The plans draw it as a dotted line with a bulkhead, so it is real double-height volume rather than extra floor, and it is the one thing a top-floor unit has that no other level offers.
